Tenant Requirements
Thank you for considering Gray Property Group for your next apartment. Before reviewing our available listings and submitting an application, please be aware of the following:
Prospective tenants must satisfy the below requirements for housing approval.
- Total household income of at least 3 times apartment rent
- Strong credit history with 600+ FICO score and no bankruptcies
- Clean background check without criminal convictions
- No eviction and/or foreclosure history
- Positive landlord references
Application Details
The non-refundable application fee is $50/adult, payable via credit/debit card. Applications are reviewed on a first-come, first-served basis. If you are approved, you will be sent an electronic lease for signature. Generally, a security deposit equal to one month’s rent is required. In the event that a tenant wishes to reserve an apartment but not immediately move-in, we will accept a holding deposit of one month’s rent. That holding deposit is non-refundable if the tenant does not move-in on the date agreed upon in the lease, but it becomes the tenant’s refundable security deposit at move-in. The first rent payment is always due at move-in.
